Full Kitchen Renovation — Open Concept Layout

We're looking to completely gut and renovate our 1980s kitchen in our detached home in East York. The main goals are to remove a load-bearing wall between the kitchen and dining room to create an open-concept living space, install all-new cabinetry with a large central island, quartz countertops throughout, a subway tile backsplash, and upgrade all electrical to accommodate modern appliances. Existing flooring (ceramic tile) to be removed and replaced with hardwood to match the main floor. Under-cabinet lighting, pot lights throughout the new open area, and a dedicated 240V circuit for the range are required. We have architectural drawings prepared by a licensed architect which include structural beam specifications. Permit applications are already submitted to the City of Toronto — contractor will need to coordinate with the assigned building inspector. Timeline is moderately flexible but ideally we would like the space functional by early May 2026 as we have a family event planned.
